Looking for property in non-expat area

We are moving in September and aren't interested in living in areas that are traditionally populated by other ex-pats. We are a young family (a two year old) and have a housing budget of up to $20,000 HKD. I am open to areas anywhere, including the New Territories etc. My husband and I will both be working in central HK. Some considerations would be proximity to parks and outdoor spaces for our child, accomodation for a nanny and schools. Any advice or recommendations would help.

Yep, So Kwan Wat, Butterfly Beach, Siu Lam, Sham Tseng and the Gold Coast, all located in the Tuen Mun area, and follow Castle Peak Bay. About as local as you will find, with enough westerness to keep you pleasantly sane on the weekends.
We love it here, especially the lack of crowds, although when you go shopping crowds are all part of the fun of being in HK, but not experienced in our quiet neighbourhood streets. Fantastic sea views and lots of greenery around, without being issolated. Easy access for our friends to visit, especially those who have cars, as we have free parking in the court, that our complex is cited. So Kwan Wat is right next door to the Gold Coast Marina.
For 20K you could get a pretty large top floor 1400ft2 duplex apartment inc a roof top,and a large courtyard sized balcony, and an included car park.

Island Resort in Siu Sai Wan, (east HK Island)with the 2nd biggest club house in HK Island. Bus terminal on G/F and 25min bus ride to Admiralty and Central. For 20K you can get 1038ft2 or 1179ft2.

Tseung Kwan O: Ocean Shores or Metrotown at Tiu Keng Leng MTR; Park Central at TKO MTR; Residence Oasis at Hang Hau.
All are quite new with great club facilities for children and adults. Shopping centre at each place. Easy 20-25 minute commute via MTR to Central. $20K would get you more than 1000 sq ft.

Hello, would you consider Parc Oasis in Kowloon Tong which is an upgrade residential area with extreme conveniences(located at KCR and MTR intercourse)in transportation. Travelling time to Central around 30 minutes and there are schools around. It is an area for middle to upper income group and a few expats. If you need more information, please contact.

With your criteria, I have 2 suggestions for you.
1. Bayview Park is located in the Eastern side of Hong Kong, Chai Wan. which is a more chinese traditional area. it is one of the newest development within the area so the condition is great. It has a full size swimming pool + a children's play area which will be perfect for your child. It is about 20min to Central by MTR which is very convenient since the MTR station is just 5 min away from your door step. it cost around $16K to get a 3 bedroom 800+ sq.f. apartment. It also has a very good international schools network within that area. For the quality, price and travelling time this would be definately a good choice.
2. My second suggestion would be Hong Kong Gold Coast, tho it is more like an expat area because of its quiet, spacious, resort style environment, it is definately one of the best places to live in if you are looking for a outdoor space living style. It is located in Castle Peak Road New Territories which is 40min away by public bus to Central but they also provide shuttle bus service which brings you to the Tsuen Wan MTR Station and directly to Central and Wanchai. It has the largest free form swimming pool in HK which is superb and a magnificent marina seaview with a massive outdoor and greenery area for jogging and kids to play. The development includes a shopping mall which has lots of restaurants and super market, a yacht club, a hotel and also a beach. It is definately an unique development in Hong Kong. You can get a 3bdrm 800+ sq.ft. apartment with roof top for under $10K! and you can also get a 1100+sq.ft. w/maid rm apartment for just $18K! Definately a place that will suit your needs.

Hung Hom - harbourview horizon hotel. 3 bedroom fully furnished, internet, pay tv, phone all for $20000. free shuttle to tst and one train stop away to get to central. Taxi is $15-20HK. large rooftop pool, outdoor space, large playgrounds nearby and hidden away is a beautiful wharf of whompoa gardens. near linea verde apartments..excellent cafe there at the harbourfront hotel(?)...we just moved out and I do miss the atmmosphere. check it out...or get 2 X 2 bedrrom apartment for 10,000 each if you need maid quarters.

we went to harbourview horizon in hung hom today to check it out and I have to say it was the least child-friendly place I have ever been to! We loved the atmosphere at the Horizon Suite hotel (same developer) in Ma On Shan and so wanted to check out the Hung Hom one, as it is closer to HK Island, but was horribly disappointed. Crowded, noisy, busy -- no place for a two-year-old. After reading Amanda's post, I thought it's funny what a different impression you get. I wonder if it's even the same property, because the pool we saw was on the 5th floor. Also, they had no 3-bdrm flats available right now. Check out the Ma On Shan one for a really nice suite-hotel (and one that is in a local area of HK - between Sha Tin and Sai Kung, but far from HK Island. www.horizonsuitehotel.com. (The Hung Hom Horizon hotel's website is still under construction, they told me today.)
