Would appreciate anyone who could possibly give me some information on the above property. It seems to tick all my boxes in terms of space, cost and location.

Although I'm not familiar with University Heights per se, I am familiar with Kennedy Town -- I live in Pokfulam, which is next door. I love Kennedy Town for its very local feel. Btw, University Heights is a short walk to Pokfulam Road which is a public transportation dream. From the closest bus stop to University Heights on Pokfulam Road, there are buses going to Kowloon, Central, Causeway Bay, Cyberport, Aberdeen, Stanley, etc., etc. University Heights is also very close to The Belchers which has a Wellcome Superstore (huge American style grocery store).

- UH has a shuttle bus service to central, about every 20-30 mins each trip; it can be over-crowded during popular time of the day
- there is a major bus station 5 mins walk from UH (on the corner of Pokfulam Road and Pokfield Road) - it can take to you to as far as Kowloon, North Point, etc
- taxi is easy - about $35-40 from central (am from 830'sih is tricky due to lack of supply)
- there is a wellcome and a chinese market 5 mins down the road from UH (you can even catch the shuttle to come back if the timing is right)
- property well maintained
- this is a typical cheung kong property (over 10 years old) ie all the finishing and appliances are not of great quality; the washing machine needs servicing and could take up to a week before appt is possible; if you buy a new one, the dimensions are funny making your choice difficult
- this means if you are renting that's great as it's the landlord responsibility
- Tower 1 has pretty good view
- i could hear the family upstairs and had to complain (the woman likes to wear high heels) but i recall management helped

Thanks rugby. That was very helpful! Is it a bit quieter than some other Pokfulam places? I am not in HK yet so I have no idea what to look for nor expect. This one is a bit cheaper.

that's a tough question, especially if you are not here. Pokfield road only has minibuses and taxis (no buses) passing through but the pokfulam residential area is quite big so there are many places that could potentially be quieter. higher floors obviously quieter (45 floors each tower). if i recall correctly, a good view, high floor, well maintained 3 bedroom at UH is not much cheaper than its counterparts say in lyttleton rd. i think you really need to see it and compare, depending on your expectations, budget, etc.
