Breaking Tenancy cos Relocation

We are re-locating overseas in November. I rent my apt Feb07 and my contract is 1+1. Thus, my tenancy only ends Mar08. What is the procedure and penalty charges if I were to leave early in Nov07? What is the best way to let my landlord know so that there is no confrontation, no having-to-leave-secretly-in-middle-of-night, and paying the least charges???? What are the laws?

If you have signed a fixed lease for one year + an optional one year, legally you are obliged to pay rent til Mar 08. Given that rents have been going up, I would suggest you let your landlord know as soon as possible and see if he/she will let you off the hook early (when you leave in Nov 07). He could still hold you to paying rent til Mar 08 - but if he is reasonable then unlikely.

Our landlord is not receptive to contracts shorter than 1 year (he prefers 1+1), so I don't think our apt would be suitable to you both.

I'm facing the same problems! If we break our lease earlier they are still asking for 2 weeks rent. Even though they will get way more from a new tenant.
