Top Floor apartment final checklist

Hello! Friends,

Nervious buying this top floor apartment in Whampoa. Have to sign mortgage assignment in couple of days. I would request your advice for doing a finalcheck of things. I have seen it twice & outlook was ok, no idea of hidden risks. So, I also want to know my worst case risk/maximum repair cost maxium for 600' apartment.

just make sure that the roof doesn't have any leaks.
ask management if they have had any problems.

A simple eyecheck will show if there has been any inundation in the recent past. An annual builder check will normally suffice. Shouldn't cost too much.....if you are feeling nervous then quietly reflect all reasons if you have not paid anything yet.

Check the water pressure - if the storage tank on the roof is only a few inches above your tap outlets pressure can be very low leading to very slow filling baths, toilets etc and, if have want to have a gas geyser heating your water, pressure might not be enough to light the gas. You can get round these problems by installing a water pump but these sometimes don't last more than a couple of years or so - it all seems to depend on luck with pumps.
Also check for elevator motor noises - not very noticeable during the day - but can be at night when surrounding noises are less!
Top floor apartments get hot in summer and can be surprisingly cold in winter.
The plus is there is no one above you with a carpetless floor playing mahjong, crazy golf and you can make use of the roof for BBQ's etc.
