Insect infestation clause in lease agreement

New landlord wants us to be held responsible and keep flat from infestation by termites, ants, roaches, rats, etc.

Don't mind being liable for keeping the place free from rats, c*ckroaches as we have responsibility to keep flat clean.

Considered we are on the 1st floor with trees around, i don't think it is fair as there is no control on ants and termites.

Am I being reasonable?

The fact he's mentioned it makes me think you are going to have a problem and the landlord knows this and doesn't want to have to pay for treatment. I wouldn't agree to it but it's up too you.
