Signing a Rental Contact

I am a joint owner of a property with my partner.

If I rent out the property, do we both need to sign the rental contract with the tenant, or does only one of us need to sign?

Both of you need to sign, specially if the names are in "tenant in common" format when you registered at the land registry.

If only one signed, the other one can deny this contract and claims he never agrees or hasn't collect the rent.

Joint owners should both sign unless they jointly appoint one "authorized person" to sign on behalf of the landlord for the purposes of entering into the lease.....see the standard leases we have lodged for review on AsiaXPAT.

So, is there a standard form or wording to "appoint one authorized person to sign on behalf of the landlord for the purposes of entering into the lease"? If so, where can I find it?
