Vendors ownership not recorded

We are planning to buy a second floor flat in Sai Kung its Letter of Compliance was in 1999. Our agents did a property search but the vendor (the first time buyer of the property in the same year) was not shown in the search. It seems the solicitor's had neglected to record the transaction(s) with the Lands Dept and it the search does not show the indiviual flats G/1/2 only the whole block under the then developers name. Has this happened to anyone here before?

No and would be rightly concerned as to ownership. Do the vendors even have the right to sell?

It happened to my friend, she finds out when the property agent told her as she wants to lease out the property. Call the lawyer, they forgot to register. The land search paper shows under previous owner's name, her name only appears at preliminary stage and says the deal never complete. Provided she bought it 6 months ago, really mad!

Do not lay a deposit until the name is clear, ask the current owner to change it, only takes a couple of days.

It does not take 6 months to register a document in the Land Registry. Once submitted it will (at least) show at "Pending Registration" Column.
