Mortgage or no mortgage

I'm planning to buy a small flat in HK and wondering whether a mortgage is needed no matter whether I can pay it off or not?


I'm retired so if I take a mortgage, it will be difficult to get it from the bank as I have no salary anymore. I will also will not get the tax deduction because of the mortgage.


Please give me suggestions regarding this as I don't know what to do. Thanks

If I do pay cash without having any mortgage, will I be asked about where the source of funds if from as I'm not working anymore and no more tax return to file in?
