Looking to set up Serviced office

I am looking to set up a serviced office with a friend who has a large warehouse space in NT.
It is not convenient to the MTR, but we would provide a shuttle service to the closest MTR on a hourly basis.
Monthly rents would be very reasonable, given it is an industrial building and a little inconvenient, but there would be good internal services provided and quality decoration.
There would be a mix of shared desking as well as individual offices and potentially lock up storage on another floor. We thought for small businesses and small trading Co's that need a space and conference / showroom facilities available for them it would be ideal.
It is a very quiet location with very good views looking back into Kowloon.
