Tenant/Contents Insurance and illegal structure

Hi,

We are in the process of looking for a new villa house to rent in the new territories. We are interested in one house but due to its age and location it has a number of (suspected!) illegal structures: A basement, a garage area converted into kitchen/diner and an additional small extended area to the side of the property up to the garden wall of the next property.

It is the landlords concern as to the legality of the property changes (and liability for them), but before we think any further about renting the property I would like to confirm if it is possible to get tenant/contents insurance for the house. I have had a quick look at policies and phoned around insurance brokers. Many of the poilcies have a 'excludes illegal structures' term which makes sense for the property but what about contents? The brokers are also vague as to what may be covered contents wise. Does anyone have an opinion IF it would be possible to get contents insurance for things IN a potentially illegal structure. If a fire started in the illegal basement/garage conversion any way we could be covered? If someone broke into the illegal area and then stole things from the rest of the house would we be covered?

If an illegal structure immedialtely voids insurance then the entire area (and many others) we are looking at are probably uninsuarable!.... Should we just walk away from this (very nice) place?
