Breaking lease issues

I'm unexpectedly returning home and as a consequence will be breaking my lease.

I renewed my 3yr lease with the landlord for another 3yr lease last year.

I foolishly assumed it was under the same break lease conditions as the first contract, but on giving notice have found there is no break lease clause and the lease finishes in 10mths.

I have done a lot of renovations to the house - new kitchen, redecorated etc as thought I'd be here for a while.

The landlord is holding me to the next year finish which they obviously legally can do. I have had a really good relationship with the landlord and don't want to leave them financially penalised for my moving, but has anyone got any suggestions as to how I can extricate myself without too much financial penalty?
