how to find out who owns the land?

How do I go about finding out who owns a piece of land? What information do I need, just the address? Will that also tell me what the land usage is zoned for?

check the land registry (can make a request online but i think only during the week)
address is good enough
land usage should be in the outlying zoning plan http://www.ozp.tpb.gov.hk

thanks... i tried that zoning plan website... not very friendly if you are not exactly sure what you are looking for....
will try the land registry.

All land in HK is owned by the government, with exception of one of the churches in the mid-levels.

yes, thank you. i realise that. but a lease for 999 years pretty much means "own"

You have to go through the Land Registry and do a land search. They will charge you a fee for it. If you call them, they will tell you what bureaucratic procedures you have to go through to do it.
The Outline Zoning Plan will tell you what use the government has zoned the land for but will not tell you who owns it.

The Land Registry Integrated Registration Information System (IRIS) Online. It will tell you the owner is, but, the next step is trying to find and locate them, good luck.

999 year leases? More like less than 39 years until 2048.
