When negotiating to lease an appartment , have you heard of anyone offering to pay the full term of the lease , all the rent money for one year in one pop to maybe get a better deal on rental price ?

It makes sense if you get a 15% discount. however, if you do this I would recommend everything is done via a solicitor and that you don't pay a deposit.

There's food for thought. I would be interested to know if someone has done this. Â I guess even a 10% off the year would be a good deal for the tenant, any more would probably not worth it for the LL point of view. Â This kind of deal reminds me of what's typical in other countries like Japan, where they literally take half a years rent before u can even move in. There must be a reason I haven't heard many friends renting like this in HK. There's not much incentive for the LL, unless they think the tenant might not pay later down the road - which, if he had that fear, probably wouldn't rent out in the first place.
