I bought a properity 3 years oago for 10m. Now they offer me 16m to sell it. Shall I sell it and buy a bigger one. Actually I live in this apartement means I need to pay for rent until I find another proprety to buy! Not sure what to do!

I would personally sell, and then rent a very nice place for a year or two.
After a correction, and there WILL be one, buy a place for 12m and another place to rent out for 4m cash.

Why not sell and rent somewhere cheaper, and stay alert for opportunities, there will be some in the future.
That's my actual advice, but I reckon your partner will not agree with twins on the way.
Still, you may want to look around and see what you can get for 10-12mn in other areas. This may be a great time to "take money off the table" for a rainy day

SaiKung is both popular and expensive. Have you had a look yet, to see what sort of prices exist there?
We are also having a look at some village houses (probably for renting, to start), but we are looking in less crowded and popular areas.
