Rights of the tenant and reporting abuse

Hi my husband just signed a temporary contract for a house we were very happy. The agent said the landlord has his own contract and we will need to sign that so we said as long as its standard we agreed. We gave them a check for the rent and agent. This was around lunch time, at 10 pm we get a call from the agent saying the contract is not valid and the landlord wants us to responsible for all electrical, there are 10 or more points of responsibility even if the windows are damaged in storm they are the tennants responsibility. It's the silliest and most unbelieveable contract I've ever seen. We think this is a big trick that the agent found a higher bidder for rent and they want us out. If anyone knows anything about realists ate or the contract and owners responsibility I'd love advise. The truth is we want the house, we can't pay more but we have already sent for our shipment and want to settle this but we can't agree to such terms this would be illegal in Canada. I know I'm in hong kong but if someone could shine some light for me I really need the help.

Thanks so much we just found out the landlord and agent found another tennat who will pay more while we were signing and these are made up demands so we won't agree. We are going to bank to cancel the money orders. It has been very stressful, this sin't the first time a contract changed because of price. Our max rent we can do is 47 and the agents keep trying to get more even after we agree. So tired, thanks so the advise. I wish I could report this agent, it just seems dishonest to agree and sign and still look for another tennant.

They should have given you back your deposit + matched the amount
