Landlord not willing to fix appliances

Hello, I'd like to have some advice with an issue that just popped up in a flat I started renting.


I am just moving in and noticed that the dryer function in the washing machine, the hot air dryer, is faulty so I notified the landlord to fix it. The landlord doesn't agree and says that he knows it is broken but that's why he wrote "washing machine" included but no mention about the dryer...


I understand that the dryer is a function of the washing machine and that should be included in the working status of the washing machine, it is not that I am asking for an extra dryer or whatever.


The landlord keeps telling me a lot of excuses but in short, he doesn't want to spend the 1.5 to 2k(perhaps less) that it may cost to fix it even the monthly rent is 14.5k and it is written in the contract that the mentioned electric appliances are included in the rent.


Is there any way to force him to take care of it? I have rented places for more than 13 years and never had this kind of behaviour

If it is a function on the same machine, then the landord's position is utter nonsense (unless you were told of the position before you signed the lease).


That said, I am not sure what you can do about it.

thanks for the reply. he never informed of it and neither was it written down anywhere.


It is really frustrating as I can basically do nothing. I could fix it and bill him or even discount it from the rent but that would put me on the wrong side of the fence

If it was me, I would send him a letter saying that he is in breach and that if the landlord does not fix it promptly, you will do so yourself and reserve the right to recover the cost and any other damages. He probably won't pay, but at least you have reserved your position and can think about how to recover the money near the end of the lease term.

I think that TI's idea makes sense, and you should refer to any clauses in the Lease that appear to back up such action

I think that you're making a big deal out of this. Maybe because drying is a big deal to you (we're fortunate to have a balcony to dry ours). Not a good way to start a landlord/tenant relationship.


However flimsy the excuse of the landlord is, he' got a point. Not all washers are created equal, some have the dryer (washer/dryer) some don't.


But if you do have to do anything about it, TI's suggestion is quite good.

Punter, I have balcony too. The thing is that the machine has dryer and it is certified faulty by the TGC company when they came to do the gas inspection (machine is TGC brand too). I also have written acknowledge by the landlord saying that he knows it doesn't work after I showed him the TGC report. In other words, he knew it, never informed it expecting I wouldn't notice or care... Fact is that he just doesn't want to spent the 1.5 to 2k that were quoted.


The machine problem itself is the least but it is frustrating and obviously in this place the law is made to protect the landlord as even with TI's suggestion he could retaliate and play games with the deposit later on. I'll pass, do exactly as per the books and leave as soon as the tenancy expires.

I would probably bottle out and fix it myself. Not really worth the potential trouble.
