Check the Online records to see how that compares with other sales in the same buildiing.
It is very hard to find anything decent below HKD 6,000 per sf, Gross

I think you might get more response, if you would instead ask several questions:

1. Is it the right time to buy ANY PROPERTY anywhere in Hong Kong now?
2. Will Tsing Yi outperform the rest of HK?
3. Will Green View Villa outperform Tsing Yi?
4. Will THIS particular flat outperform the rest of Green View Villa?

I might have a view on 1. and 2., but don't know enough to have a view on 3. and 4., and I think that most folks here would say the same.
