How much for a Sea view?

Some have this opinion:

Considering that a view of the sea is a gift of nature, it is a disgrace that the value of it is being collected by private individuals and not the community as a whole --



Actually, in HK the community DOES get paid, since the original land premium will reflect the sea view (or not) of a property.

It really depends how rare is that seaview. But in many cases I think it's a matter of status. People invite their friends, and then complain how expensive it was, "but it's totally worth it. I like this view so much!!"...


Some luxury products, the more expensive they are, the more people want them.

Not just about status - its also about enjoying the peace that goes with having no obstructions when you look out the window, balcony etc. By the way in HK you can get this for as little as 5m (for 750 sqf, or around 25 mill for a nice penthouse), so not as pricey as one might think.

Yes, but in front of this: http://www.bbc.co.uk/news/business-23255452 you don't actually own the beach. You can have 1000 people in front, making a lot of noise, and there is nothing you can do! :)


I think this beach hut is just a place to store stuff (sun cream, umbrella, and cool beer).

I think HK people often overpay for seaviews.


A good open (and interesting) city view, facing SouthEast - can be superior to a boring seaview, facing west IMHO. But HK people seem to be willing to pay more for the later. I have to say that this really surprises me.


But someone explained to me: Seaviews are very rare in HK, and so HK will pay more for them.


This leaves a buying opportunity for expats who think like I do
