Renovations work to the exterior wall of the building are planned at Realty Gardens. The project is already delayed and I estimate that it will start in March. The work will take 1 year (no longer; the contractor will be fined for any delays). Whenever the work does start, it will be from 8am to 6pm Monday to Friday. On Saturday, work is from 10am to 6pm but no mechanical tools will be allowed so the noise is minimized. No work is done on Sundays. It's therefore a perfect flat for people who work during the week; by the time you come home, the work has stopped.
The asking price is HK$ 29,000 p/m which is a 42% rental reduction. The lease is for 24 months, with a 2 month break clause for both parties after 16 months.
