Job Summary:
Corporate Services is responsible for Real Estate management (strategic planning, lease transaction, project, design and construction management and facilities management); Corporate Security; Housekeeping; Mail Distribution, Documentation, Destruction and Storage; Catering Services and Reception Management.

Job Duties:

Reporting to the Exchange Square Facilities & Services team, the Facilities Operations Engineer will oversee the delivery of planned and reactive maintenance, incident management, and technical support of all hard services (e.g., HVAC, electrical, plumbing & drainage, fire safety, building automation and building management system). This role requires strong technical expertise, leadership, and coordination with stakeholders to ensure operational efficiency, compliance, and safety.

Job Responsibilities:

Maintenance Management
  • Lead planned preventive maintenance (PPM) programs and reactive maintenance for all hard services.
  • Ensure compliance with statutory regulations, safety standards, and environmental guidelines.
  • Review maintenance reports, analyse trends, and recommend improvements.
Coordination & Stakeholder Management
  • Liaise with building management, contractors, and office users to schedule maintenance, access, and work arrangements.
  • Collaborate with cross-functional teams for move & change projects, lifecycle replacements, and system enhancements.
Event & Incident Management
  • Provide technical support for events, ensuring systems are operational, reliable and safe.
  • Act as the escalation point for emergency incidents, coordinating resolutions and post-incident reviews.
Documentation & Compliance
  • Develop and update Standard Operating Procedures (SOPs) and Emergency Operating Procedures (EOPs), method statements and risk assessments.
  • Maintain accurate records of maintenance activities, certifications, and asset inventories.
Procurement & vendor management
  • Execute procurement processes for office facilities related purchasing and service contracts, including but not limited to preparing RFP/RFQ documents, specification of requisition, request proposals and regular reports etc.
  • Manage vendor performance, ensuring adherence to SLAs, quality standards, and budgets.
Continuous Improvement:
  • Support life cycle replacement, improvement, alteration and addition works to ensure they are completed on time, within budget and of high quality
  • Identify cost saving opportunities and efficiency improvements in operations.
  • Support sustainability initiatives, e.g. energy management, waste reduction, etc.
Job Requirements:
  • Degree or higher diploma/certificate in Building Services Engineering, Mechanical Engineering, Electrical Engineering or related disciplines
  • Over 5 years solid experience in facilities/ hard services management, preferable in corporate or commercial environments
  • Strong knowledge of building systems (HVAC, electrical, fire safety) and CMMS software
  • Proficient in technical troubleshooting and problem solving
  • Good analytical thinking with a focus on risk awareness
  • Self-motivated individual with good communication skills, capable of collaborating effectively within a team
  • Good command of both written and spoken English and Chinese
