Looking at flat in Scenic Villa Pok Fu Lam

Hi,
Hope I can find some help here.
I am currently flat hunting and one of my options is Scenic villa.
I have no idea what should be the rent for a 4 bedrooms ( 2300 sqft).
The landlord is asking to cover the gov fees and management fees which are pretty high.
How much should I expect to pay there all included?

Dear .,

The rent at scenic villa is around 83 K exclusive .
The management fee is $6500/ month . Government rate to be paid yearly total is at 5 % of the annual rental return under valuation .( contact: stephen at holahyt@gmail.com)
