Living in Pokfulam

 am moving into a new apartment with my 10 month old baby and the choice is narrowed down to Pokfulam terrace and academic terrace. Does anyone have any feedback and/or suggestions on which would be better? My two main criteria are accessibility to playground and connectivity to wanchai.
