We're a growing family and are looking for a 4-bdrm apartment in the Ma On Shan area, hopefully keeping the monthly rent under 35K. We tried several leads posted by agents; they all turned out to be a plot of bait and switch and a total waste of time. I suspect agents have some kind of quotas for the number of "potential" customers. I guess it is better than just sitting on their hands.
Would appreciate any suggestions/leads.
Agents, pls refrain yourselves.

You may want to try Vista Paradiso or Bay Crest as well. They have large size apartments with decent size bedrooms and helper's room.

If you are tired of time wasting agents maybe try looking for a flat online like on spacious.hk to reduce the chance of being baited again
