We moved in to a flat 3 months ago. When we inicially moved in, the owner attend most of the requests we had toward the apt. But since we moved in, lots things broke like AC, water heater, washer, and celling lights. The owner had refused to pay them and told me the maintainance is not inclued. Now I am tired of chasing people for money so I offered to pay the repair or buying new appliance ourself, but WILL take away the things I bought when we moved out, the owner seems not happy either.

What's my option? I have no space to keep the broken appliances like broken washing machine and AC and we need things to be repaired and replaced.

btw, I never deal with my owner directly, it is his solicitor's assistance we are dealing with since signing the contract. And it takes a long time to get a answer back if we get it back at all.

Is there a renters' association in HK?

This building is not that old but most of the appliances has been used for more than 10 years, we were told by vaious repair guys.

I did check the contract and realized the contract is so one-sided that it doesn't help me much. Only there's one part mentioned that it's tenant's own expense to keep all the interior of the premised, excepted fair wear and tear resulting from inherent latent defects.

Does that apply to my case?

I don't care to pay for the small things, but I don't really want to buy a new AC for this apt. If I do buy a new AC, I am going to move them with me and leave the wall empty. I felt uneasy because my LL are a group of lawyers!!(I wish I learned this before I moved in!!)

Is there any renter's association can help me decode my contract and realize what are my rights?

What is a inventroy? A list of fixtures and applicances that comes with the apt? I don't recall seeing one. We did use a agent from Midland. Maybe I will give that agent a call.

I didn't want to give too much details,(worried been sue or worst!) but my landlord holds a very very important job in HK. He's often seen on TV news. Just to give you a hint, he is the Alan Greenspan of HK!!

Can you imagine I walk in to his solicitor's office and demand to see him? The securities will throw me out in a second!!

It's very strange to me, as a reality owner myself, a man this powerful and rich like him has no intrest in protecting his property.
