Landlord from hell

Our building in Mid-levels has a landlord from hell who does everything to make tenants' life a misery by e.g. blocking back exit for pedestrians, not opening pool except on the week end, disregarding all kinds of safety measurements, not fixing anything etc. Everyone in our building is real mad. We had tenants' meetings and sent the landlord letters but nothing is happening - instead he sent a threatening letter to the lady who organised a meeting. Easpoint, the management company, seems to be powerless. What rights do we have as tenants? Where can we go with complaints? Has anyone had similar problems? Most of the tenants here are locals and they said they never came across such an awful landlord.

It is fairly common here to pay for any repairs etc and take it out of the rent you pay.

Obviously send him a copy of the invoice to prove it.


Depending on the safety breach, call the relevent authorities and have them start proceedings.

It is 2 Old Peak Road (there is no building name) and it should definitely be black listed! The building manager ist Eastpoint. The problem is that the rents have gone up so much that it is difficult to move. We heard that according to Hkg law we can extend the lease for another year after the initial rent period expires without having to pay more rent. It would just be too expensive to move so I guess we have to put up with our horrible landlord. He probably wants everyone out so that he can raise the rent! The neighbour who organised a tenants meeting got a threatening letter from the landlord afterwards. Another neighbour broke her leg after she stumbled over the ridiculous chains the landlord put up to prevent people from exiting the car park exit (which every does and has always done - it's where people get out to get taxis, take their kids to school etc.)

These are all great suggestions. I think we might start with the SCMP column. I forgot our owner's name - I will ask my neighbour and post the name here. His company is called Joyton Limited. He also owns two buildings next to ours on Robinson Road. Most of the tenants here are locals and they are even more mad than us - they say that the landlord's behaviour is unheard of in Hong Kong. Some were so angry they even went to his private house!

Is this company still a landlord from hell? Looking to move to this property soon. IT's been 5 yrs though and the apt was in good condition. Tenancy agreement was pretty quick so just wanna check before signing

SCMP has no teeth. Most Chinese don't read it. The owner of SCMP is a good chum of the owner of 2 Old Peak Rd.


Next Magazine is the place to go to. Investigative journalists that they are they take photos, and can dig deep. They will investigate the tenants. This magazine has teeth that bite. Many of the tycoons are intimated by this magazine because this is so widely read by the community.

ok. if 99% of SCMP readership is Chinese, but if less than 0.5% 1% read SCMP......

So, go figure.
