You can go to hsbc online to calculate how much they will loan you based on your salary, etc...
You will probably need to speak to 3-5 banks:
BEA
GE Cap
DBS
Citibank
All have competitive rates.
Stand Chart has a very interesting programme if you move your savings account to their bank. Depending on how much you have in your account, it can significantly reduce your monthly payments.
Average now is about P-2.25 up to P-2.5, with various 'get out' charges if you pay off early. Some are 3 years, the better ones are 6 months or 1 year or even none.

I have a couple of mortgages in HK. Best SERVICE I have ever encountered in a Bank was with Standard Chartered - Aberdeen Branch. Made it hassle-free with speedy, personal, follow up. Competitive rates too...check them out!
I have mortgages with HSBC and Liu Chong Hing Bank. LCH also offered good service and rates (although limited English speaking staff). Forget HSBC their service is lousy and totally non personal... not interested unless big bucks!

Depending on your bargaining skills you can get a better rate. Whereas mreferral's service doesnt' cost you $, they are not neutral; I believe they are a subsidiary of one of the larger developers. The bank does pay for their services and you will lose a potential bargaining chip if you use their service.
