When I first came I got lucky because a girl from work was moving and her place was available. It was a 3 bedroom with 2 baths and 1200 sqaure feet on Tai Hang road my collegue paid 16,500 but this place needed a lot of work. Very old lowrise. I had the landlord give me 1 month free, a new paint job, fix up main bathroom and fumigation, just in case there were bugs. I also got the renty reduced to 10 k a month for 4 years. Some landlords won't really do much but others will bite if your tough and you are ready to leave the deal. Good luck!
