Upon arriving here seven years ago fresh off the plane I was told by every local and expat property agent I encountered that, unlike the UK, as the tenant I was responsible for repairing the aircons should they break down for any reason. The contract appeared to back that up but fortunately the situation never arose to test it. Now I firmly negotiate who pays for what before the start of any tenancy so it's clear to all parties.

Read the lease next time. Contracts are written for a purpose - that is, "to be read".
