Breaking a lease

We have signed a lease for our flat for the standard 2 year contract. We thought we could tough it out and hit the time frame of our break clause which is one year but after 4 months we feel we need to leave due to issues in the neighbourhood. Has anyone experienced breaking a lease here? Are there any loop holes that help the tenant out? Our lease hasn't been stamped by the HK gov't so does that mean it is null and void?

In HK everything is negotiable and breaking a lease is usually not a big deal. The worst thing that can happen is that the landlord refuses to return the deposit and keeps it as "compensation".
