ESCALADEMTX - some pretty mixed comments above - some not terribly helpful. If someone is not a coffee drinker then perhaps they are not best placed to answer your question.
I think there could be some scope for this working out in HK but agree with "onemorething" that rent here is incredibly expensive.
Starbucks and Pacific Coffee are popular here (another part of the label culture of HK which extends to food and beverage as well - don't get me started on the habit here of drinking coffee through a small straw!!) but I think any serious coffee drinker would prefer someone that uses and sells freshly roasted beans (and preferably roasts their own on site) which is something that neither Starbucks nor Pacific Coffee do. As far as I am aware, the so called "baristas" at Starbucks are operating a push button espresso machine so that they do not even need to judge how long to extract the coffee - hardly experts (although they do an ok job with the milk).
It sounds from your post that you may be more interested in tea rather than coffee. There are some good threads on here if you search for coffee which deal with recommendations for coffee roasters in Hong Kong. Maybe you could think about teaming up with one of them to handle the coffee side if that is not where your experience lies.
In any event, good luck with your venture - I would be very keen to try out a new coffee house particularly if it was run by someone with a passion for coffee and roasting.
