If a lease is due to renew on 15th October and the landlord does not give notice until the 1st October that he wants a 20%+ increase does the tenant have any right to say 'this is late notice, I have a right to renew at the existing monthly rate' (or is this far too wishful thinking)


If the landlord is overseas does the notice period run from date he sends a letter or date received?

Unfortunately after the 15th October there is no contract so the landlord can kick you out! This is just the way it is.


You are not in the driving seat here, the landlord is and is quite within his rights to ask for the extra money, there is no law that prevents them raising the rent. You either pay or you don't. One thing you may be able to do is ask him if he can extend your current period by a couple of months while you look for something else
