Tenacy Agreement

have just signed a new tenacy agreement with my landlady for two years to start on the 1st of March however I am now having second thoughts is there anyway I can cnacel it before it starts.

Not legally, no. It's a contract and you've already signed it. The only thing you can do is ask the landlady if she will let you back out. Unless there is a clause in the Tenancy Agreement which covers this situation?

My understanding is that if you back out you'll have to pay the landlady's share of the agency fees and you might loose your deposit.

It's more than that! The Tenancy Agreement is signed and therefore the landlord could demand the rent due for the entire period.
