Screwed out of deposit

Just moved appartments i handed the keys back to the landlady in the presence of the estate agent agreed on the cost of the gas and electricity the landlady give me a cheque for two months deposist then two days later stopped the cheque saying that there was damage to the floor in one of the spare rooms which had been caused by rain water comeing through the AC. any advise guys?

You may commence an action in the Small Claims Tribunal for the recovery of the deposit (if it is less than HK$50,000).
