help! Rain Water under window ledge

During Typhoon Fengshang large damp patches appeared on the wall below two of my window ledges. Could this mean that the windows need resealing or could this mean that the exterior wall needs waterproofing? Any suggestions for a reasonably priced waterproofing contractor.


Btw I'm the owner and I live in an apartment in Ma On Shan

Hi there

We had the same problem. I had to line towels to soak up the leaking walls/windows. I have inspected my windows on the outside and realised that the sealant needs to be replaced. I am going to conduct my own DIY with sealant when the weather gets dryer. Good luck with your windows.

aren't most of Ma On Shan buildings newish? i don't live in a flat but doesn’t the management take care of the exterior of buildings? i've regularly seen bamboo scaffolding around apartments at different levels there and i suppose carrying out exterior work?


i found this company a few weeks back for a job that I need doing but haven't contacted them yet. i suppose no harm in asking them to quote for concrete injection or something similar in your case?

LadyK, suggest you use the correct materials as something like the bathroom silicon sealant will just shrink and expand in adverse weather conditions and eventually crack then you'll end up with the same problem not too far down the line. best to do a good job first time round otherwise it’ll end up causing more grief.

THanks, Baru for your tip. I just read my sealant and it says it is weather resistant so it should do the trick. Fingers crossed.

I have the same problem especially when there's heavy rain.

We tried everything. We did our own DIY sealant (didn't work) and even applied musking tape (during the rain) but that didn't work either.

Our windows were falling apart so we recently had the top windows fixed (the ones that open from the top) and that seem to have worked. We also leave the window open just a fraction so that the rain would fall away from the window (although this really depends on which direction the rain is coming from).


We did get the building management to check... and they said only one part was their responsibility, the rest had nothing to do with them!
