Tenancy Agreement

Does anyone know anything about tenancy agreements. We are on a 2 year tenancy with a break clause after 1 year, and we are 17 months into the tenancy. Can you only break the contract without repercussions at the 1 year point or anytime after the 1 year point. Grateful for any advice.

Generally a break clause after 1 year means that you can break the contract anytime afer one year but you still have to give notice (notice periods do vary but 2 or 3 months seems to be standard). You would need to check the wording of your tenancy agreement to find out exactly what applies in your case.

So as long as you give notice and have caused no damage in theory you should be able to get your deposit back do you think....

If your tenancy agreement states that you can give two months' notice after 12 months, then that's what it means. It does not become one month's notice after the 14th month. hkjane, you can give two months' notice after twelve months, or at any point thereafter.
