what's your budget? vast range in prices means you could get alot of unsuitable responses...what's your preferred commute time?...Festival Walk is at a major MTR junction that could allow you to live almost anywhere in HK and get to work in under 1 hr... a few specifics would make suggestions much easier...do you prefer an expat enclave or are you ok living local...

Preferred commute time is around 30mins, happy to live local, budget is around 12k-15k

One possibility is Tai Wai, plenty of apartments available in that range, a good mix of local and expats and Tai Wai station to Kowloon Tong is only 4 minutes.

Hi evildeeds, thanks for the info, I'll look into this. Any help is good help at the moment, just trying to find my feet.

you might look at To Kwa Wan as well, a new development called Grand Waterfront is nice and should fit your budget, in a very local area with bus service to Festival Walk (unfortunately NOT in the MTR system yet...thats a few years down the road.)
agree that good deals can be had in Shatin, even farther down the Ma On Shan Line (Sunshine City area comes to mind), even Tai Po should be under 30 mins to FW..

Go for Hung Hom. More centrally located and convenient than the other places mentioned. Festival Walk is just two stops from Hung Hom train station (around 5 mins by train).

Hung Hom looks quite interesting because of its more central location, MJ1 do you have any recommendations for properties to look at in this area?

Thank you Huggy, you have PM.

Look at Royal Peninsula. It's a modern hotel style residential apartment complex. It is just a 3 min undercover walk from Hung Hom train station. Royal Peninsula is also convenient located close to Whampoa Garden, where there are a lot of shops, restaurants, schools & ferries that go across to Central & Wan Chai.
Just go to one of the many real estate agents located in Hung Hom and they will be more than happy to show you some apartments to rent in Royal Peninsula.

also check out Harborfront Horizon and Harborview Horizon, both serviced apts...it's a good idea to take some time when you get here and have a look at a few places while you stay in a S.A, and they are both next to Hung Hom MTR Station

You should also check Shatin City One. With your budget, you could get a good deal in there. A nice two bedroom apartment with everything you need in a huge residential estate. There's a bus service that goes straight to Kowloon Tong, where Festival Walk is.
