Rental Contract

Hi,

I understand we have to pay a 2 month deposit and 1 month rental upon signing the rental contract. We had given the landlord a written notice in advance that we will not renew our contract this coming May. Is it possible to use the 2 months deposit to offset the last 2 months rental? Please advise.

The right way is to pay up fully and make an appointment for the landlord to view the empty flat and upon satisfaction he will give you the 2 months' deposit back.

Satisfaction? Wear and tear is normal during occupancy or do we have to return the empty flat in original condition???

normal wear and tear should be acceptable to a reasonable landlord...I think common sense should prevail in these situations...if you have an artistic child who used the walls as their canvas, obviously you will need to clean them...minor scratches here and there, and screw holes for painting (in most cases) should be okay as is...why not ask your landlord now what s/he would like to see (put yourself in their shoes)
