Your landlord sounds like to be a reasonable person. He do have the right to reject you sub-tenant matter.

You can just simply draft a simple authorize letter to illustrate that commitment for the landlord to sign for your retention.

I suggest to avoid using too solid and statutory wordings in the letter which may make him so sensitive and nervous.

But keep in mind that is your obligation to make sure the rental payment should be made in time every month in any case. And also ensure the one take over your house will keep it in good condition. Any damages of property will be at your own cost to fix for the landlord.

Of cause termination or amendment of contract is possible but must agreed by both parties.

I do think the landlord stuck on retaining the existing contract signed may be on the following reasons:

1) Redo another contract, some legal or statutory fee such as stamp duty will be applied again. Double handling to his renting process.

2) He know nothing about the one you intended to take over.

3) You'll make him confuse and hesitate because the matter seems to be going complicated and perhaps risky to a landlord.

4) If I was the landlord, I'll wonder why don't you still keep the name in the contract if you totally trust the one you proposed to take over? You're gonna transfer your liability to the landlord!

I'm still also a tenant and already deal with couple of landord. Don't make the matter getting worst, I guest he will be a good landlord since his offer sounds very reasonble.
