Misdescriptions of a flat space

I had just brought the flat with 579sq.ft gross size, on the advertise notice on the estate agent display the same 579sq.ft and I was told by the estate agent and owner of the flat said it is 579sq.ft gross, after I paid my 10% deposite for the flat, I ask for the actual size and that's when the estate agent showed me the acutal gross from the land registry which is 546sq.ft gross and that's 33sq.ft less then they said. I have ask the estate agent is this legal ? and she said yes it's legal (like there's nothing you can do now sucker) I need to pay the rest of the money in end of Aug so any advise will help.

They never have written anything down on paper saying it is 579sq.ft but I manage to take a picture of the advert on display with my M.P. camera, but I guess that's not good enough !, even the solicitor we gave 10% as deposit said it's nothing to do with them if the gross size is right or not, unless you are wiling to take them to court, which is going to cost me a lot of money............. might as well just forgot about it and think how stupid I am been con

I would speak to your lawyer again. Ask him/her if there is a false advertising complaint or a misdescription claim to make. If it is correct that you cannot do anything against the owners and are forced to complete the sale then I would at least make the real estate agent pay for falsly advertising the flat.

Curious as to what the outcome is? My friend has similar problem but the misrepresention is almost 100sq, both his lawyer and estate agent is saying he still has to close the deal.. your experience would help. thx in advance.
