Sorry to ask again the same question but what budget shall I negotiate with my HR (before someone who even does not know where is HK tells me its so much) if I want a 3 bedrooms apartment in a modern building with gym and pool on the island, wan chai, central, happy valley? or south area.

That's a wide range of locations - I've seen tiny little 3-bed places for under $20K, and huge ones for $50K. And tiny ones for $40K plus, but brand new - way over priced though. Have a look at some property agent web sites for ideas.
