Negotiating Rent

I've found a place I'd be happy to rent finally, and am thinking about putting in an offer. They are asking 35k, but as with most things I've found here I expect it is negotiable.


Typically how much room is there to negotiate? If I offered 28k to start with would that be offensive?

Why do you care whether they may think it is offensive? I have seen many flats where I found the asking price of $35k offensive, but it did not stop me from negotiating. RE agents will tell you there is up to 10% room for negotiation.

I was once in Mexico, and wanted to buy a rug. I started with a low ball offer that so offended the shop keeper that she chased me out of her shop with a stick =)

I would agree that in the current market (things are improving) you should have 10% wiggle room. Last year we (and many others) actually negotiated down our rent 10% even though we were still in the first year of a two year signed lease (we had signed right before the property crash began here)...
