Yes you don't need to sign sole agency agreements.
I would also try advertising by myself first, but then if you get a buyer - I'm not sure how to proceed then. Which solicitor to draw up the contract, etc...

Droog, it's probably worth going through an agent because they will find potential buyers, show the flat, negotiate the price, and deal with the initial paperwork, which takes a load of work off you! Lawyers only become involved after the Provisional Agreement for Sale and Purchase has been signed. But you can download a PASP from the website of the Estate Agents Authority, and then if you can find yourself a good lawyer you can save yourself the cost of an agent. The "hidden fees" are 1% of the sale price, which is the commission payable to an agent. Plus the lawyer's fees, and I have no idea what they might be - depends on the sale price I think. That should be all. There is Stamp Duty to pay, but that's payable by the purchaser. Does that help?
