Can anyone help me with what's the usual procedure for renting directly a property from the owner without going through an agent? What is the stamp duty that is usually paid when you rent through an agent and is this needed when renting directly (and um what is it anyway and what is the purpose of it?)? Also what documents are required to verify that who you are renting from is the owner? thank you for any tips!

I'm a landlord and I rented directly.
I bought a lease from the local stationery shop (bilingual version). My tenant signed it. I took it to, er, some govt section in Wanchai for the stamp duty.
My tenant needed the stamp duty to verify that it's a legal document so that she can claim housing allowance from her company. Otherwise, I've just done leases without getting stamp duty - although I don't know what the legal ramifications of this is?
Stamp duty isn't very expensive - just a few hundred. I think most people pass this cost onto the tenant although I paid for it myself.

i would say, a lease without stamp duty is illegal technically and does not stand its ground in court
