Any claim for tenant???

We are renting a flat and our contract agreement end next year but unfortunately the landlord already sold this flat to the new owner without informing us & we only received a notice from the Solicitors that we need to pay the monthly rent directly to the bank.

Because they need the whole building for the MTR.

What if the new owner ask us to move. Is there any claims we need to receive???

yes. tenancy contract still valid till 2011. I only want to know if can we stay after the contract end and we will still continue paying the rent in the bank. Can we still stay until they ask us to move out?? Because we still have 2 months deposit & 1 month advance with them.


If in case they want us to move out....how many months they need to notify us & can we receive any claims from them except from our 2 mos. adv & 1 mo. dep. ??

i don't get your point.


you have a contract and that contract is valid irregardless of the name of the landlord. as such when the contract is finished, the contract is finished and you need a new one.


your deposit remains your deposit and you will get it back (under normal circumstances and assuming the landlord behaves normal) - again irregardless of the name of the contract


why you would have any claim against the landlord in addition to that remains a mystery to me

There may be other factual matters that could mitigate but typically, under the Provision of Mass Transit Railway (Land Resumption and Related Provisions) Ordinance, a tenant has no ground to claim against the MTR. A tenancy is determinable by notice to quit upon the expiry of the term. In the absence of special stipulation or of special custom or statute, a tenancy may be determined by one month notice after the expiry of the term.

Hi im a landlord. our tenant told us the flat has been flooded and all floors are coming off and need replacing. it will cost a lot and were willing to get it sorted as soon as possible..But they have to move out for 2 weeks ..and it seems they want us to pay it..is it our responsibility to do so? and if they move out completely they want us to pay for the agency fee and we disagree..were only willing to give the deposit back..advice please..are doing anything wrong here? thanks

if the flooding is your responsibility, then i guess you would have to pay for the 2 week move (if they continue to pay rent). if the rent stops, then i would think that should at least partially cover the 2 week move cost.


which agency fee they want you to pay? for their prospective new apartment? that would sound excessive to me

Oh Yes, Maybe the landlord forgot to tell you that she has been avoiding to fix the water issue in the whole house which is apparently a newly built house & being the first tenant, the contract was made for 2 yrs fixed and the propotion of amt was spent in moving in..

Now landlady is insh*t as theres illegal Wiring done in the House Ceertified By Govt deptt, Flooding in the house coming Through the main electrical socket, Moreover other parts of the house are badly damaged due to concrete cancer & mildew, Cheap construction In Plumbing, Electricity & Drains causing danger to the family living in.

Plus She has issue with govt going on regarding the usage of illegal govt land and making it into her patio for which she is charging her tenants...

Plus if she had dealt with all this few months ago than we wouldnot had to face direct threat of water leaking into electrial sockets & pouring out of that to the floor like a shower head...

So justice Needs To Be served For such Landlords as they say oh they bought the house and r Ignorant or Oh The house was Bought in an auction...

Wake Up Guys the Landlords Or the Tenants who is Not human here, Instead of Solving Being emphatic they r running & hiding like rats, Sneaky slimey People....

Uptill all this while the rents were autopaid in their accounts, OH This will Come Back to them Its Circle Of Life.....
