If landlord refuse to fix the house appliance?

We just moved last month and found out there are several house appliance condition needs to fix.

I emailed the landlord but he did not reply for a 2 weeks and at last said he can not fix it.

What should I do for this kind of case?

The problem is like window is not able to open, loundry machine has too much noise, bathroom basin tap is not working etc. Pls advise me

i would remind him in writing and say you will organize a contractor to do it and deduct the rent - but i would also caution to really pick your battle (e.g. is the window an important one? how often you use your laundry machine?)

You can try deducting the cost from the rent, which seems like an obvious thing to do -- the trouble is, even though TWO different lawyers told me I could do similarly with my landlord, when I did precisely that (deducting the difference in rent between a flat WITH air-cons and one without, when my flat's a/c's did not work for the initial three weeks) he would not agree (that's how selfish HE was!) and even tried to evict me for daring to try to pay less rent.....


It's quite a conundrum. Because even legal advice does not accord with what the Lands Tribunal judge insisted - ie. that he "could make no order" about my right to deduct any money from the rent.


Mind you, this is not to discourage you from trying to make whatever deductions you feel is right, for getting someone to fix the problems (just make sure you get receipts!) -- because maybe the landlord will not think to go the legal route -- and will finally allow your deductions. Good luck!

Please check your contract, if your contract says that landlord has given you home appliances, then you will have to return them, when you leave does not matter after how long. If they are in working condition, then you give them back in working condition. These do not have to be exact same brand appliances and their condition should be working, so if landlord left you 5 years old Sony TV, and in the contract it says sony TV, you can leave him sony TV that is 20 years old, as long as it's sony.

In short, you have to follow the contract to see what he gave you in which condition and give it back to him in that condition. if your contract says that he has given you working appliances, then tell him to provide you working appliances.


as for the window, it's a bit tricky. maybe someone else can guide you on that, but I think you can't do much unless it is causing your property some damage, e.g. from the rain. e.t.c.
