Argument with Landlord

We rented a place for more than one year now and the washing machine broke. I informed the landlord and his reply was that he will not bear the cost of the repair because he does not know the reason for the damage and the monthly rental is below the current market price. And if we do not fix it he will take back the unit.

Can he do that? I thought the landlord is obliged to make sure that all appliances provided in the apartment is functional.

is the provision of the washing machine written into the lease? if so, he should repair/replace the machine at his expense..whether the rental is below market rate has no bearing on the previously signed lease...of course he can give you notice (now that 1 year is up) that he will be terminating your lease, so it might be better to suck up the cost and buy another machine...just get a used but still working one from this site to replace the broken one...you don't have to provide him with a brand new machine

Our landlord never even flinched when our washing machine broke. It wasn't even that old.

He just told me how much to spent and to go buy it myself, and sent me a check afterwards.

Maybe I was lucky.


What would be his reason for kicking you out if you didn't change it?


Have you tried to get an estimate on fixing it?

What exactly is the problem?


As said, you can get a used washing machine at worst.


In any case, it is clear that he is trying to pin the breakdown on you, or trying to find excuses to kick you out. I'd be very careful with this landlord, especially upon requesting your deposit back...

b/s googler. the common rule is that the landlord is responsible for the apartment 'as taken over' at the beginning

googler, the tenant is reponsible for light bulbs and blocked drains but the landlord is reponsible for air cons, washing machines, etc.


mc, i suppose you also have to ask yourself how it broke and if you're in any way responsible. Your landlord would be suspicious if the machine was quite new.
