Greedy landlady/ landlord in HK

I have rented this studio for 2 yrs, as the landlady tried to renew the contract with unreasonable terms (3 mths of deposit and the number is not base on the monthly rent, minimum of water charge, water sewage) I terminated the contract. Then here come the nightmare.


She asked to deduct my utility bill from my deposit, I said I will not make the payment until I see the bill. My last rent was paid within 7 days, she threaten me that when she sues me, I will have trouble coming in and out of immigration. On the day of handover, she called the cops, saying that I was threatning her that I won't return the keys. I explained to the cops that I worried that once I give back the keys, I could not go back in to take care of the issue that we then were having ( she said the breach the term, it says no sticky tapes on the wall to damage the flat), so we managed to sign an agreement in present of the cops, I will be responsible for the cleaning and remove the mark on the door.


A day after I handover the flat and keys, she emailed me saying I am not allow to take my worker in for the cleanup or fixing. Because of the insurance reason, she worry if the workers I bring in will get hurt and she will be responsible and she doesn't think my worker is qualify. She has asked me to pay HK$1800 for the repaint of the ceiling and the door. (which later I found out she uses my 1000 to repaint her ENTIRE ceiling)... I want her out of my life so I email her 3 times saying I agreed with it and please confirm me with the email. She has not mentioned anything but came back to me twice saying apart from that $1800, she will need another $3000 if the worker cannot remove the mark on the wall, and the door request a special lock, it costs $3000. She asks me to sign the email, my address for the document she has.


I am preparing to sue this greedy woman. I think after that $4800 for renovation her flat for her to make her money from others, I have nothing to lose.

With a landlord like that you should take photographs before leaving and have a witness present during handover.


as for the utility bills - I dunno in my place that I moved into 2 months ago, everything is is my name my deposits which is easier to deal with when vacating.


if she hasn't refunded your deposit back take her to small claims tribunal. maybe someone on this forum will know the details u need.....name, HKID no and address.


My last landlord, gave me full refund and 2 weeks without having to pay rent. maybe coz he made like a million dollars when he sold the flat.

Yes, I took photos and we have signed an agreement in present of cops saying I will be responsible to the cleanup, but still she said the agreement doesn't mean anything. I have asked around, and was told that if we settled the issue she has to let me in. And there is no such a law mention that the tenants is not allow to work on the issue with their own workers.


I have all her information including her address. I have not responded to her after she ignore my last message to her regarding closing the issue and settle that $1800, she just keeps coming back asking for more.


Tmr will be the last day she refunds my deposit, if it comes back with a ridiculous number or late, I am suing her. She will be hearing from the court not me.

don't leave this greedy landlady , she is a cut above the rest , most of these landlords are suckers , go to the small causes court here , it's very simple , she willsh*t in her pants after she is asked to be present in court, that's what i did to my last landlord , i got every penny and a thank you letter that i was the best tenant...the law is great here use it...do let this glut go easy...

This greedy one I am having is using a lawyer, from small thing to big thing she has the lawyer to send me emails and letters, apart from the formal emails, she sent me emails with no respect and she got personal. I believe that the lawyer wants to make money from her that's all...where the hack did she get the idea from? not allowing me to bring in my worker and she said the agreement she has signed has no meaning and not effective???

True, that's why I chose to leave and am not letting her take advantage of me. Plus after not returning ANY OF THE DEPOSIT, she's asking for RENTAL LOSSES during the time she used my money to repaint the entire ceiling??????


Come on get real, she might got some money before with other tenants with her greedy mind, but not me. See her in court end of this month.......CAN"T WAIT!!

Go to the Small Claims tribunal Period!....Here the law judges are well aware what kinda landlords are so they are very pro tenants(my first hand experience). If she decides to use a lawyer it should be her problem coz the money involved will be much less than a lawyers bill.

This is a scurge in Hong Kong, Greedy unreasonable landlords are very common, take all good measures to protect yourself. when you move in make a note of all issues that may bite you in the arse later and when you move out. It is common for tennents not to pay the last months rent as it is often impossible to get your deposit back but 3 months in your case would be pushing it!

Thanks all. I am going to the call-over this Thursday. Fingers crossed. I know I have done nothing wrong and I also got the police report saying it's a CLEANING issue not what she said I breached the contract and DAMAGED the flat.


On the quote she emailed me, it stated "$1000 to paint the ceiling"....if it is a CLEANING issue why would I pay for repaint the entire ceiling....


Anyway, I just feel sick to hear that greedy woman's voice.

I think you shuold post the landlady's name and address of the apartment, so that other potential tenants can steer clear of her.


It sounds that she is very seasoned at bullying others, I suspect she probably ahs done it a few times.
