Hi to everyone on Hong Kong Island.

Can anyone PLEASE give me some advice.

My wife and i are moving to HK next week for 5 years with my wifes work. We are looking for a place to live. Can anyone give me any fantastic recommendation regarding agents, who are honest and take our word that 17K is our absolute limit. We would really like to live in Stanley, but are open to other suggestions any of you may have.

Thank you to all.

Kindest Regards, Robert

All agents the same really. Just go to Midland, Centaline, Ricacorp, HK Property and Professional Properties. Not sure how big a flat you want but I don't think you'll find much over 400sf for 17,000 in Stanley but I'm not that familiar with the area. You may get something nice in Park Island http://www.parkisland.com.hk and Discovery Bay for that price. SOHO area and Mid-levels you would get about 500 sf or 600sf if lucky. Tin Hau is quite nice and convenient and it's cheaper - though not cheap. If you don't mind living in yuen Long you will get a nice flat in YOHO Town for that http://www.yoho.com.hk

Thankyou, so much for your reply. I will take your advice and give these agents a quick look.

Can you give me any tips to negotiating rent. we would be prepared to sign for at least 36 months if the place was perfect.

Thank you. Kindest Regards, Robert

Hi Robert,

You need to consider where you and your wife will be working, Stanley is lovely but there is no MTR link there, only buses which can take a half hour when traffic conditions are good, and much longer at rush hours, if your work is in Central or CWB.

Ask agents to look at places within your budget, on an easy MTR link or shorter bus ride or ferry ride away from where you will work.

Hi Susie,

Thank you for your reply and advice. My wife has previously worked in Hong Kong for 7 years.....she does not want to live on " the dark side " so to speak. We will be flying out out little Sizt-tu dog in August. She will be working on the north of the island and traveling to various schools. I will not be working initially. She is aware of the traveling involved but does not mind....she says this time she would like to be in Stanley I.e not reside in the built -up areas. I think she is doing this for me as i love the outdoors. I do not know if i could handle the built up areas as i live in a little village in the UK. Any more avide you have would be really appreciated. Thank you & kindest Regards, Robert

Hi Again,

Whichever area you decide to live in make sure it is dog friendly, and the land lord will allow dogs, some don't.

We moved from a small UK village to Hk, but moved to DB as it is less built up than any place Hk side, and no private cars allowed. You either love it or hate it here, and we love it, the draw back for some is the cost of ferries to Central which is 31 hkd for a single journey, but the ferries do run 24 hours, and you can buy a multi trip ticket which makes it cheaper, there is also plenty of buses out of Db to MTR links to Kowloon and Central. Property prices vary, and you can get small ground level apartments with a garden if you are lucky, plus plenty of safe areas to walk your dog as Db is very dog and child friendly, plus hills to walk if you like that kind of thing, your little shi-tzu may not like it at the moment as it is very hot and humid and will come as a bit of a shock to a UK dog. However, dogs do get used to it, so don't worry, if it is too hot my dog will not walk, which is fine, I just take him out when it cools in the evening. Best of luck wherever you choose to live.
