The landlord of a friend offered to extend the lease with an increase a few months ago but changed his mind a few months later and now wants my friend out. The landlord probably wants a lot more $. Looking for advice.

There may be many reasons why the landlord wants your friend out - wants to sell without tenant, wants to use for himself, wants a better tenant, wants a higher rent and this is a negotiating tactic, etc. But as long as he gives he requisite notice as per contract, there is not a lot your friend can do. Ask to speak to the landlord and see what the reason is for not extending. If it is to get higher rent, then offer more and remind landlord that he saves on the agent fees, month's rent as well as any renovations (paint, varnish, cleaning, etc).

The landlord's offer was by email but no contract was signed at that time because it was still months away, but the lease is coming to an end. Any legal ground for my friend not to move? What if he doesn't move? What's the worst case scenario? My friend is a good tenant, takes good care of the place but how would the landlord know?

Sadly, not a very honest landlord to go back on his word. However, without a signed contract your friend has zero rights in this instance. Worse case senario, landlord files with the Land Tribunal and if he wants to speed things up he can file with the District Court and he can claim the flat back within 14 days. Not really worth while for your friend to have a judgment against them and have the Bailiffs on his door step, especially if your friend needs to renew his work permit at any stage.
