Hi,
As a tenant, I have signed a fixed term 2-year tenancy agreement, with no break clause. I have stayed in this premise already for about 11 months, but now I need to early terminate the tenancy as I don't have a job anymore and my HK visa expires end of the month.
My landlord is demanding a hefty sum as compensation for terminating the agreement before expiry.
Given that my visa is expiring by end of the month, and that I dont have a job, can I not take any legal action to settle the matter for something more reasonable than to cough up a whooping 1-years rent as a compensation? For example, I can let go my 2-month deposit as a compensation to the landlord.
Please advise.

Thanks for your advise. I have actually offered the landlord to find a replacement tenant, but he did not agree to that either.
Isn't there anything else I can do to settle the matter ?

Your landlord just can't see it that you're being reasonable. He can't really touch you when you leave Hong Kong. I'll be thankful if my tenant was as straightforward as you.
